This was the worst home inspection company I have ever hired! I had much higher expectations after reading all the reviews, perusing the website and speaking with Tim to schedule this appointment. Their website states they use infrared thermal imaging and a drone as part of their home inspections – neither were used at my home inspection. Max, who performed the inspection would walk past and completely miss major items. When I stopped to ask his opinion on an obvious item we just passed up, he would provide an obscure answer or just simply not notice what I was subtly trying to point out. For example: When I asked Max about the cracked concrete stairway, he recommended installing a railing! Other Items Max Kefrin Inspector Overlooked: • Shut off valve on hot water supply on water heater. • Exposed fiberglass insulation was installed backwards – and next to the furnace. • Auto reverse feature on garage door opener not tested. • Shutter falling halfway off house (NW-lower –literally next to front door). • Roofing vents painted shut • Mechanicals typically tested by home inspectors – were not tested by Kefrin- stated in report I needed to hire an expert for each (electrical, plumbing, HVAC, Roofing, etc.) Finally at the end of the inspection – Max found mold in the roof but could not confidently tell me exactly what was causing mold growth – in fact he bluntly repeated that “was not his job” over and over again. However, he sure could provide a solution to treat it for $1700 (an area approximately 10’ x 2’) and further suggested that I treated the entire roof of a 2600 sq ft house if I was that concerned about the mold growth in the roof – never mind figuring out why there was a problem in the first place. In addition, their report is another story. It is greatly lacking in the information and details that a consumer seeks when hiring a home inspector. This is what you can expect. Pages and pages of generic info (see below). It is a waste of the paper it is written on. 9.2) Ceiling Conditions Various wear and deterioration exists. 9.3) Floor Conditions Various wear and deterioration exists. 9.4) Heat Source Conditions I can not determine if any room will heat or cool properly. Honestly -and especially for any first-time homebuyers or anyone who does not already have an excellent understanding of these things, you would do yourselves a huge favor by hiring a different home inspector who can perform a good home inspection and explain these things to you as they go along. This man, Max, does neither.
