In late 2014 OBA merged with FNB Bank, but had my last mortgage. There were frequent screw-ups throughout the life of the loan. The worst was -- my house has two lots -- when OBA did not pay the taxes on the second lot and it was sold in a tax sale before I knew anything about it. I was fortunate to get the help of my State Delegate, who fortunately sat on the Finance Committee, to have that sale nullified. This was one of many problems with communication...other example...when I went to refinance, and any time I wanted to make an extra payment it was always made difficult and a few times refused outright, and again when I went to pay it off. The positive, as others wrote here, is that OBA was small and local, and most of all, they continued servicing the loan, which is a major source of comfort knowing that even if the people on the other end of the phone are sometimes less than competent, at least they're 'the devil you know.'
