When the houses in my neighborhood turned 20 years old, multiple roofers started coming around door-to-door telling us we needed new roofs due to wind and hail damage from "recent storms" (we have had no hail storms), showing us supposed drone pictures of damage to our roof (I have never seen a drone over our house), and saying our home insurance company would pay for it. I was suspicious, looked around on the internet, and found that this is a common insurance fraud driving up home insurance costs for everyone. But because the roof is 20 years old, I decided to find a local roofer on my own to do an inspection and get an independent opinion. I selected Reliable Roofers through Angi's List. They responded immediately and came the next day. From the ground, Reliable assessed not only my but many of my neighbor's roofs, accurately identifying who had had theirs replaced, the differences in materials, the age and warranty on my roof, and the few spots of minor issues on my roof. He told me I did not need a new roof and that, therefore, our insurance would not pay for it. Moreover, he said he did not need to do a separate inspection with a drone or inside the attic and that if he did that, he'd have to charge me for it. Instead, he suggested doing a "roof tune-up" in which they would secure the couple of shingles that were popping up, resecure some places where the flashing was loose, and seal around other spots. While they were on the roof, they would be able to see more clearly any other spots of concern that they might not be able to see from the ground (e.g., around the skylights). He provided an estimate for the work of $550 and said his daughter/office manager would call me to schedule. It took a couple of weeks before she called, and she did not return a couple of my calls. But when she finally called, she scheduled the work for the next day or two. They arrived on time, did the work without incident or mess, and charged the amount estimated. They said that because the roof is getting old, it might need to be replaced in the next few years (at our own expense, not the home insurance, because it is normal maintenance, not storm damage, which insurance doesn't pay for). With the tune-up, however, we are good to go for awhile. They said they would come back each year to take a look at it to see if any issues are developing. Reliable saved us 10s of thousands of dollars for a new roof we don't need and from participating in insurance fraud. I really appreciate their honesty, integrity, advice, and good work.

The cricket leaked a little, and now it leaks a lot. For those who need to know, the cricket is an extension of the roof out to the chimney.

They failed, and kept promising, with no further repair.
