I recommend Nelson Rivas. He did several jobs for me cost effectively. Nelson gives oral estimates but not written ones. He keeps his word, but I provided written "understandings" that I asked him to agree to in advance anyway. When problems arose with a job, Nelson sometimes was not jumping for joy about fixing it, even when it was an obvious deficiency. Ultimately he did fix everything acceptably, but one has to be a bit insistent about it sometimes. And one time his crew came in to do a fix-up and was very surly and unfriendly about it -- possibly because Nelson stuck them with the responsibility for the problem, I speculated. I find that Nelson can't or won't do jobs that require tricky or difficult customization, but he's good with straightforward, uncomplicated jobs. Nelson at times saved me quite a bit of money over competitive bids, so I appreciate that.
