Internet lender AIMLOAN.com. Pros – rates and fees are great. Save yourself a ton of money. If you’re comfortable filling out form online and submitting documents on line, this process works great. Cons - this internet lender from San Diego did a terrible job at settlement. AIMLOAN did not give the settlement company permission to fund the loan and I had to go to settlement a second time a few days later, almost costing me the house and I lost my rent back (I lost $1,800). They could not confirm my employment (Federal Government) even though I provided all the documents they requested. AIMLOAN told the settlement company I was not trying to verify my employment which was untrue; I provided all the documentation they asked for after they kept changing what they would accept (TheWorkingNumber, prior week’s pay stubs, MyPay online access, contacting supervisor, contacting HR, eBiz letter). I called to talk to my underwriter’s boss when things we not going well and the person I was referred to never called me back; I assume I was sent to her friend’s voicemail so my POC would not get in trouble. A supervisor eventually did work it all out but AIMLOAN had to send the funds back to the settlement company and I had to go to settlement a second time. I was told California has a thing called escrow settlement which is different than Virginia’s table settlement process. My take away, the savings was worth it, but it was a huge ordeal.
