Awful management. Don't inform residents about many happenings. Water or hot water is turned off at least 1 1/2 days/month. If hot water is turned off at night, management refuses to call an engineer until the next morning. It took management > 8 drafts of the lease (and two months) until it was correct. Management loses and misplaces packages. For at least 10 months in 2022 there was only 1 security guard. In 2021 management ended Saturday office hours, but resurrected the Sat hours in Dec 2022. Management replaced the 50+ year single pane windows in three of the five buildings a few years ago, but seem not to have a capital budget to do it for the remaining two buildings. However, management brought new children's playground items and refurbished a large dog park. The management staff does not seem very educated. In October 2022 four buildings changed from rent includes all utilities to a RUBS method - allocating utility costs by size of apartment and number of occupants in an apartment. The cost is astronomical - e.g., $200 - $300/month for a 1 BR/1 person. Management will not prepare a detailed explanation of exactly how RUBS is working at the property. Management has also been raising rents at a much higher percentage in 2022 than the rest of Alexandria's percentage rent increases (data available online). Management locked one resident out of the resident portal for 4 months (couldn't look at payments, place work orders etc), did not send them property notices, and claimed not to know why it happened. There are racial tensions between the largest ethnic group living in the various buildings and the american management (and maybe american residents). Management refuses to do anything to stop the many people smoking all kinds of substances (security guard doesn't come or comes hours after the smoke smell ended). The maintenance staff is very overworked - for a few months in 2022 one building with > 500 units had 1 maintenance staff! Don't expect maintenance staff to be experts - it took 5 months to fix the front door locks. The window cranks continuously strip their threads. The swimming used to be great when not full of children, but they make it unhealthful. Management does not assume any inability for third party contracts (they use them for most everything - paint, floors, laundry, cabinets, etc) so if they poor quality work management does nothing. Management refused to email me for 14 months 95% of the time. Management refuses to explain why they do the things they do. Management frequently sends emails about an event which already is over or has already started. As part of the national trend, the property no longer has an overall general manager overseeing the five buildings - making it harder to complain to someone up the chain. The best things about the property are the location (for transportation) and the large park with picnic tables.
