He is problematic with certain people in my opinion. He provided an arbitrary appraisal during the refinance process of my home. I shared a previous experience that I had with an appraiser with him who appraised my home $35,000 lower than the county assessment. I did an appeal with the lender who adjusted the value even more than I calculated. Long story short, he said, "Hopefully things work out this time around." Quoted from his email response to me. If I read into that, I should have already seen his yearning for authority in his decisions on my property. Before he left my home, he said that I was in good shape because he had done a lot of the pre-work before coming based on what I shared. He said "You're in good shape, the homes I compared put your home between $620,000 to $700,000. He submitted an appraisal to the company that I never saw at $608,000 ($12,000 below the lowest in his comps). I believe I should have been able to appeal this arbitrary appraisal on my own, but apparently that was all done without my knowledge and he brought the value at the low end he informed me that my house would fall between at $620,000 per actions by the lender, but he wanted $12,000 lower. My 85-year-old mother is coming to live with me and was going to add a Acorn Stairlift to support her ability to go the lower level of the home. When people have the ability to screw you over, that's what they do in this new world. I thoroughly reviewed his appraisal which prompted me to have it reviewed by another professional. I'm going to put it up for prayer before I report his lack thereof to the DPOR. He had many errors that lessened the value of my home which of course was not favorable to me in a cash out refi. I know why he went in this direction all while he smiled and lied in my face. He didn't even bracket his appraised value with a closed sale which is appraisal 101. He made excessive adjustments >10% when it should have been closer to 5%. He made an adjustment for <25sf of -$5000 when it should have been $0 because there would be no market reaction for this sf difference. I want to share what the other professional found which was more than I found, but I won't, I'll wait. If you're anything like me and you’re doing a cash out refi or selling your home, do not let your potential lender contact this person. I spoke with him on the phone one time once I learned what his appraised value of my home was and he faffed and laughed through his explanation of nothing and said "I'm sorry." After I found the mistakes, I emailed him what I found requesting him to reconsider based on my concerns. He never replied back to me, but he apparently contacted the lender complaining about me emailing my concerns and the lender requested that I not contact him again. I'm the one paying for this lousy assessment and I have a right as a consumer to voice my concerns. A professional should respond professionally and not whine to the lender about the customer who paid for his flawed appraisal contacting him once via email, and once via phone post receiving arbitrary appraisal. I usually only write positive reviews and certainly not lengthy, but this called for notification to others to beware.
