Low ball appraisal. Significantly below market- we could sell our house today for at least 35% more than he appraised it for (as my neighbor did days after he appraised ours, with their house selling in ONE day- and our house is nicer). The appraisal was only for a refi and we have very little left on the mortgage so it wasnt an issue but it was so low as to be offensive. I understand banks are now risk adverse but these types of appraisals interfere with the free market. The guy was nice but the number was nonsense.

Cursory inspection. No credit for upgrades. Inappropriate comparables (mid vs end units treated as equal). Unbelievable low ball even considering current market.
