My experience occurred more than a year after settlement (I was seller). My home equity line of credit had not been released but I did not realize it until Wells Fargo sent me a statement about a year after settlement. I looked back at my settlement paperwork and realized the omission and obtained the release myself. I don’t know where the breakdown occurred (my agent, buyers agent?, title company?) but buyer would not have been able to resell without that release.
