While the home inspection report was very thorough, the home inspector noted several costly items that we've since found to be inaccurate. For example, the inspector noted that a section of our roof was pitched too low for the type of shingle that was in place. But when we got a roofing contractor on site, they disagreed with the pitch and said the type of shingle was to code and adequate. We were forced to switch home insurers because of inaccurate assessments like this from 4U.

The inspection itself was quite thorough. But the home inspector left a notification of a radon test in the basement and never told the homeowner that the test was being administered. All he left was a piece of paper stating the test was in progress on a countertop in the kitchen with instructions about what to do and not do during the test administration period. I didn't even notice the notification that there was a test in progress until more than a day after the test had started. The paper indicated the homeowner was to sign agreeing to maintain the test conditions for the entire 3-day test period. The notification stated that failure to maintain the test conditions leads to an assumption of elevated levels of radon. I understand the need to maintain test conditions but that is hard to do if the homeowner has not been informed that a test was in progress.
