Was a week later than promised, made 1-sided selection of comparables, used comparables that had not yet sold - listing price used as sales price - one of them still has not sold after 10 weeks, was unfamiliar with neighborhood of property, made unrealistically small adjustments, listed an unfinished room as finished and (mis)valued accordingly, and admitted to lender who ordered appraisal that she tried to stretch the value as far as she could within her guidelines.
