Allowed personal prejudice to completely dominate the appraisal. My home is up seventy steps and the first thing he said unpon my opening the door was "Wow why would anyone want to live up this many stairs?" He then proceeded to use every trick he could to come in with an appraisal a good $300,000 below value by: 1. not acknowledging the completely unobstructed panoramic view; 2. By choosing comparable that were nothing like the house being appraises (i.e. hundreds of square feet smaller, much older construction, box frame homes as opposed to post and beam cedar construction with cathedral ceilings, obstructed views, etc. truly embarrassing.
