Gutters and downspouts - rated "none". New gutters and downspouts were installed 2 months prior. Pictures even showed the gutters.
Drive surface - appraisal had asphalt. New concrete driveway was installed 2 months prior to appraisal. Appraiser even drove on the new concrete driveway.
House was reported as having one bath. Within the last 3 months prior to appraisal, the full bath was remodeled and the 3/4 bath was remodeled including new vanity, ceramic tile, granite tops and frameless shower door. On a comparable property, the comparable had 1 full and 3/4 bath, but the appraisal reduced the value of the house $6,000.
Appraisal had only a patio. Yet the house had both a patio and deck. The deck (12 feet x 16 feet) had new composite decking installed within 2 months of appraisal.
I reached out to the Appraisal's office but they would not talk to me. Only comment made was that errors due occur.
